Four Ways We Look for Lead Paint

When you purchase a home, you want to make sure it’s safe for you and your family. 1. Visual Inspection

Our inspector’s trained eyes will visually assess the property, looking for potential lead paint and what condition it’s in. This step is important to get things started, but no lead inspection should stop here.

2. XRF Machine

Our next step involves a piece of highly specialized equipment: a portable X-ray fluorescence (XRF) machine. This machine breaks down any sample and determines its elements. The good news is that this machine is non-invasive and gives detailed results.

3. Lab Testing

Often, it’s necessary to send paint samples to our trusted laboratory for analysis. They’re able to assess whether lead is present in the paint.

4. Surface Dust Test

Dust from a painted surface can often be quite telling. We collect that dust and test it to determine whether lead is present. You can find many do-it-yourself dust swab kits at home improvement stores or online; however, we recommend that due to the risk of human error or a faulty test that you trust your home’s lead inspection to the professionals.
